Professional pressure washing for your property

Restore the look of your property with professional pressure washing for driveways, patios, walkways, walls, and other exterior surfaces. We remove built-up dirt, grime, stains, and buildup to leave your property looking fresh and clean.

What we clean

We provide professional cleaning for driveways, sidewalks, patios, pool decks, fences, retaining walls, stucco, brick, and exterior surfaces to remove built-up dirt, grime, algae, oil stains, and mildew. Whether you need routine residential cleaning or a full exterior refresh, our team uses commercial-grade equipment and proper techniques to deliver a deep clean while protecting your surfaces. We also offer soft washing for more delicate areas that require a lower-pressure approach for a safe, spotless finish.

Why exterior surfaces get so dirty in Southern California

It does not rain much here, and that is the problem. In wetter parts of the country, regular rain rinses flat surfaces for free. In Riverside County and Orange County, dust settles on a driveway and stays there. Tires grind it in. Sprinkler overspray wets it, the sun bakes it, and after a few seasons the concrete is a full shade darker than the day it was poured.

A few things do most of the damage to the way a property looks:

  • Dust and Santa Ana winds. A windy week can coat patios, walls and walkways with a fine layer of grit that clings to textured surfaces like stucco.
  • Irrigation and hard water. Sprinklers that hit walls and concrete leave mineral deposits and rust-colored streaks, and the constant moisture feeds algae in shaded spots.
  • Oil and tire marks. Driveways collect drips from parked cars and dark arcs where tires turn.
  • Algae and mildew. North-facing walls, side yards and the areas around pool decks stay damp long enough for green and black growth to take hold.
  • Leaf and berry stains. Trees drop tannins that leave brown marks on concrete and pavers.

None of this means the surface is worn out. In most cases it is simply dirty, and a proper cleaning brings back the original color.

Pressure where it helps, soft washing where it does not

Not every surface should be hit with high pressure. Concrete driveways, sidewalks and most masonry can take it, and pressure is the fastest way to lift ground-in dirt from them. Stucco, painted trim, older wood fences and some decorative stone are a different story. Too much force can chip a stucco finish, strip paint, raise the grain in wood and push water where it does not belong.

For those areas we use soft washing, a lower-pressure approach that lets the cleaning solution loosen the dirt and growth so it can be rinsed away gently. The surface gets clean without taking a beating. If you want to understand which method fits which surface before you book, our guide to soft washing vs pressure washing walks through it.

How a pressure washing visit works

It starts with a free estimate. Tell us what you want cleaned, and we look at the surface material, the type of staining and how much area there is. A driveway with a few oil spots is a different job from a pool deck with algae in every joint, and the estimate reflects that.

On the day of the work, we look over the area first. We note cracks, loose paint, failing caulk and anything else that water could make worse, and we tell you about it before we start. Cars, patio furniture, doormats and potted plants should be out of the way. We take care around landscaping, outlets, light fixtures and door thresholds.

Then we clean, working in even passes so the surface dries to one consistent color instead of stripes. Stains get extra attention. When the washing is done, we rinse the surrounding walls, windows and plants so dirty runoff does not dry where it landed. You are welcome to walk the property with us before we leave.

When to schedule pressure washing

There is no bad season for it in Southern California, but a few moments make more sense than others:

  • Before guests or an event. A clean driveway and patio change the first impression of a home more than almost any other quick job.
  • Before listing a property. Curb appeal matters in photos and in person, and clean concrete reads as a cared-for home.
  • After the windy season. Santa Ana winds leave a layer of dust on everything. A wash afterward resets the whole exterior.
  • Before painting, sealing or staining. Coatings stick to clean surfaces, not to dust and chalk.
  • When an HOA notice arrives. Many associations expect driveways and walkways to be kept free of stains and growth.
  • When a surface gets slippery. Algae on a shaded walkway or pool deck is a slip hazard, not just an eyesore.

For most homes, once a year keeps concrete looking good. Our post on how often to pressure wash a driveway covers what pushes that number up or down.

Homes and businesses

We handle residential and commercial work. For homeowners, that usually means the driveway, the front walk, the patio, the pool deck and the walls or fences that face the street. For businesses, it means the places customers see first: entry walkways, storefront sidewalks, patios and exterior walls. A clean approach to the door tells people the rest of the property is looked after too.

Both kinds of property can be set up as a one-time cleaning or as part of ongoing maintenance, depending on how fast the surfaces get dirty again.

Pair it with other exterior work

Pressure washing is often one part of a larger refresh. Many customers combine it with window cleaning, since washing walls and concrete first and the glass last gives the best result. If the whole outside of the property needs attention, our exterior cleaning service covers it in one visit. And once the house is clean, permanent outdoor lighting is a good way to show it off after dark.

Call, text or book online and tell us which surfaces you want cleaned. We look at the material, the staining and the size of the area.

  2. 2. We prepare the area

We check for loose paint, cracked concrete and open gaps, and we move or cover what should stay dry before any water runs.

  3. 3. We clean each surface the right way

Hard surfaces like concrete get pressure. Stucco, painted areas and other delicate surfaces get a lower-pressure soft wash.

Pressure Washing questions

How often should a driveway be pressure washed?

Most concrete driveways in Southern California do well with a cleaning about once a year. Driveways under trees, near sprinklers or with regular oil drips often need it more often.

Can pressure washing damage concrete or stucco?

It can when the pressure, tip or distance is wrong. Too much pressure can etch concrete and break the finish on stucco. That is why delicate surfaces are soft washed at lower pressure instead.

Will pressure washing remove oil stains?

It removes or lightens most of them. Fresh stains come out far better than old ones. Oil that has soaked deep into concrete for a long time may leave a faint shadow even after a good cleaning.

What is the difference between pressure washing and soft washing?

Pressure washing relies on the force of the water and suits hard surfaces like concrete. Soft washing uses low pressure and cleaning solutions to do the work, which suits stucco, painted surfaces and other areas that high pressure could harm.

Do I need to be home during the cleaning?

Usually not, as long as we can reach the areas being cleaned and a working outdoor water spigot. It helps to close windows and move cars, furniture and potted plants out of the work area first.
