What windows go through in Southern California

Glass here rarely gets a free rinse from the sky. Months can pass between rains, so whatever lands on a window stays on it. Over a season, that adds up to a gray film that dulls the view and cuts the light coming into the room.

The usual causes in Riverside County and Orange County:

  • Dust. Dry hillsides, open lots and construction put fine dust in the air year-round, and Santa Ana winds move a lot of it in a hurry. Windows on the windward side of a house can look dirty a day after a wind event.
  • Hard water spotting. This is the big one. Sprinklers that hit the glass leave mineral deposits every time the water dries. Left alone, those spots bake on in the sun and become harder and harder to remove.
  • Screen dirt. Screens catch dust all year. When morning dew or a light rain runs through a dirty screen, it carries that dirt onto the glass and leaves streaks.
  • Coastal and road film. Closer to the coast, salt air leaves a haze. Near busy roads, exhaust leaves an oily film that water alone will not cut.
  • Stucco and paint runoff. Chalky residue from exterior walls can wash down onto the panes below.

If white spots are your main complaint, our post on hard water spots on windows explains where they come from, why household glass cleaner does not touch them, and how they are removed.

How a window cleaning visit works

You start with a free estimate. The main factors are the number of panes, whether the job is inside, outside or both, how high the windows are, and the condition of the glass. French panes and divided windows take longer than a single large pane because every small piece of glass has its own edges to detail.

On the day of the work, a little preparation helps. Clearing windowsills and moving small furniture away from the windows lets the work go faster. Inside, we protect flooring and sills and work carefully around blinds, shutters and curtains. Outside, we check the screens, tracks and frames first.

Each window is scrubbed to loosen the dirt, then squeegeed clean and detailed around the edges with a towel so no water line is left behind. Frames are wiped down as part of the job. A clean pane inside a dirty frame streaks the first time it gets wet, so the two go together. Before we leave, we check the glass in good light from both sides.

Screens and tracks matter too

A window is only as clean as the screen in front of it. If screens go back on dusty, the glass will not stay clear for long. It is also common to find screens that are torn, sun-rotted or bent once they are off the window and in your hands. When that happens, our screen repair service can fix or replace them, often as part of the same project, so the clean glass sits behind a screen that looks just as good.

When to schedule window cleaning

  • After the windy season. Once the Santa Ana winds settle down, a cleaning clears away the layer of dust they left behind.
  • Before the holidays or a gathering. Clean glass makes every room brighter, and guests notice.
  • Before listing or showing a property. Clear windows make rooms look larger and better lit in photos.
  • After construction, painting or stucco work. Overspray and debris should be removed properly rather than scraped at with whatever is handy.
  • As soon as hard water spots appear. Spots are far easier to remove when they are new. It also pays to adjust the sprinkler heads that caused them.

Most homeowners settle into a twice-a-year routine. Businesses with storefront glass usually want a shorter cycle, since fingerprints and street dust show up quickly on glass that customers look through every day.

Residential and commercial

We clean windows for homes and for businesses. At a home, that covers interior and exterior windows, glass doors, French panes and the hard-to-reach windows over entryways and stairwells that rarely get cleaned otherwise. At a business, clean glass is part of the storefront: it is one of the first things a customer sees, and it affects how the whole property comes across.

Either kind of property can be handled as a one-time cleaning or on a repeating schedule.

Combine it with other exterior work

Window cleaning pairs naturally with our other services. If the walls, eaves or concrete are being washed, the glass should be cleaned last so it is not splashed again. Many customers book pressure washing and windows together, or choose full exterior cleaning to reset the whole outside of the property in one visit.

Window Cleaning questions

How often should windows be cleaned?

Twice a year suits most homes in Southern California. Homes near busy roads, open fields or construction, and storefronts that customers look through every day, usually benefit from a more frequent schedule.

What causes the white spots on my windows?

Those are hard water spots. When sprinkler or hose water dries on glass, it leaves minerals behind. Fresh spots come off with a normal cleaning. Old spots can bond to the glass and need a dedicated mineral treatment.

Do you clean the inside and the outside?

Yes. Window cleaning is available for the interior, the exterior or both. Cleaning both sides gives the clearest result because dirt on either side shows when the sun hits the glass.

Should screens be removed for window cleaning?

Yes. Glass cannot be cleaned properly through a screen, and a dirty screen sheds dust back onto a clean window the first time the wind blows. Screens should come off, get cleaned and go back on.

Will rain ruin freshly cleaned windows?

Not usually. Rain water is fairly clean. What makes windows look dirty after rain is the dust that was already sitting on the glass. Clean windows tend to dry clear after a light rain.
